**BEDROOMS** -- ALL BEDROOMS HAVE THEIR OWN 55 INCH FLAT SCREEN SMART TV.
We have 9 bedrooms, 9 king beds, 2 queen beds and 3 twin bunks. 5 bedrooms have private bathrooms, 2 have attached, but shared baths, and 2 have detached baths down the hall. A floorplan will be posted in online photos. There is a TV in every bedroom.
**MAIN LEVEL**
SANTA ROOM (master), 2 king beds with adjustable bases that raise up and down with a wireless remote. Attached full bath. Option to share with Snowman room if desired.
SNOWMAN ROOM: 2 queen beds, full bathroom down the hall, or option to share with Santa room if desired.
CARDINAL ROOM: 1 king bed, private full bath
CHRISTMAS TREE ROOM: 1 king bed, private bath, option to share with kitchen area if desired.

**RESERVATION REQUIREMENTS**
-Minimum age of primary renter: 25
-Maximum guests 28 (including up to 12 children or infants)
-50% due at time of booking, remaining balance due 60 days prior to arrival and will be automatically charged to your credit card on file on the due date.
-Non-Smoking cabin - smoking is allowed outside with windows closed.
-NO PETS ALLOWED, NO EXCEPTIONS.
Our cabins are FULLY STOCKED with linens, towels, pillows, blankets, full kitchen, and more.
Please note that there is a small pond and creek on our property with no fences.

**CANCELLATION POLICY**
Full refund for cancellations 60 days or more from arrival.
For cancellations less than 60 days no refunds. No changes of dates allowed. You may add a night if available.

**CHECK IN/CHECK OUT**
Check in time 4 p.m., Check out time 10 a.m. Early check-in MAY be available for a fee if we do not have another guest checking out the day before your arrival. You will be notified via text if the early check-in option is available for your stay 24 hours prior to arrival.
Personalized 6 digit code will be emailed to you 7 days prior to your trip. You will use this code for an electronic key pad on the front door. No need to pick up keys, go directly to the cabin.
**SECURITY DEPOSIT AUTHORIZATION** On your check-in date, a $500 authorization will be put on your credit card as a hold. Nothing will be charged to your card unless there are significant damages done. Upon check-out, the authorization will be released 3 days after you leave.

We are Kurt and Kathryn Heier (HIGHER) and we own Higher Quality Vacation Rentals. We specialize in providing cabins that are high quality, well stocked and offer lots of amenities! Our newest cabin is the amazing 9 bedroom Holly Jolly Christmas Cabin in Blairsville GA, We also offer 5 other beautiful cabins ranging from 3 bedroom to 6 bedroom in the Pigeon Forge/Gatlinburg area. We founded our small business in 2015 and we have remodeled or redecorated each and every cabin. We have replaced all mattresses, bedding, sheets, towels, added theaters, arcades and games like foosball, ping pong, pool tables and more. We have new TV's, and we have fully stocked the kitchen to capacity and labeled all drawers. We keep on top of maintenance, employ the best cleaners we can find, and are quick to respond to any guest needs or requests. We live just a few hours away, and visit our cabins often. We are constantly working on maintaining, upgrading and decorating them. When you rent a cabin or house from Higher Quality Vacation Rentals, you will be dealing directly with Kurt and Kathryn Heier, the owners of the cabins. We know our cabins inside and out, and you won't have to deal with calling a management company and leaving a message with an answering service.
