Escape to this tranquil two-acre retreat tucked away at the end of a quiet road, perfectly situated between Gatlinburg and Pigeon Forge off Birds Creek Rd. Enjoy the privacy of a small, low-traffic neighborhood with ample parking for 4-7 cars. Access is easy via curved paved roads, with the final 1/2 mile on a private gravel lane leading to Holiday Springs. The scenic approach includes a few narrow sections, ensuring a peaceful, secluded atmosphere just minutes from all the action.  No 4WD is required unless there is an unusually large snowfall which is rare.

CABIN:
Holiday Springs Cabin boasts over 3,300 square feet of total living and recreation space. The main cabin offers 2,412 square feet of beautifully designed comfort, featuring 4 spacious bedrooms and 3.5 baths. Just steps away in the backyard, your experience extends into a large 900-square-foot private pool house, complete with its own convenient half-bath.

POOL:
Step out to your private 900-square-foot indoor pool oasis, conveniently located just down the back deck steps. This fully climate-controlled retreat features a 12' x 24' pool heated to a comfortable 82–84°F, with depths ranging from 3 to 5 feet (no diving, please). For your convenience, the pool house includes its own private half-bath. To ensure peace of mind for families, the space is equipped with an automatic electronic lock and alarm system to keep the area secure for children.

OUTDOORS:
Experience the ultimate outdoor retreat on our sprawling two-acre property, offering endless space for fun and relaxation. Unwind on the expansive covered decks with breathtaking views, or retreat to the cozy, screened-in porch, complete with a gas fireplace and picnic table for year-round comfort. In the backyard, you can roast marshmallows around the propane firepit or enjoy an alfresco meal at the covered picnic area, featuring a propane grill. For even more relaxation, soak in the six-person hot tub tucked away in its own private, screened-in porch. Active guests will love the front parking lot’s basketball hoop and authentic tetherball pole, while everyone can enjoy the luxury of our dedicated indoor pool house!

LIVING ROOM:
Step into a dramatic yet warm and inviting living room, where soaring vaulted ceilings create a spacious, airy feel perfect for gathering. For those who love the magic of the holidays, we keep the spirit alive all year long with festive Christmas decor, including twinkling trees, reindeer, and snowmen. Cozy up by the stacked stone fireplace, complete with six stockings and a large flat-screen Roku TV, or head over to our newly added coffee bar. It’s the perfect spot to perch on a barstool with your morning brew or catch up on emails via high-speed internet while soaking in the scenery. Just outside, the beautiful deck invites you to relax in classic rocking chairs and take in stunning views of the Smoky Mountains and your private pool house. Whether you're challenging the family to one of our many board games or simply enjoying the view, this cabin is designed for making unforgettable memories.

KITCHEN:
The heart of the home is our open-concept kitchen and dining area, perfectly positioned adjacent to the living room for effortless entertaining. Designed with foodies in mind, the space comes fully stocked with everything you need—from quality cookware, dishes, and glassware to a wide array of utensils. Coffee lovers will feel right at home with our comprehensive beverage station featuring a standard coffee maker, Keurig, coffee grinder, French press, and an electric tea kettle. We’ve also included thoughtful extras like an electric pancake griddle for family breakfasts, a blender for refreshing drinks, and a crockpot for easy, slow-cooked meals after a day of exploring.

DINING AREA:
Gather around for meals and conversation in our versatile dining space, which features a beautiful solid wood table with seating for eight. For larger groups or a more casual vibe, the adjacent coffee bar offers additional seating for seven, ensuring everyone has a comfortable spot to enjoy a meal or a morning brew while taking in the views.

GAME AND MOVIE AREA:
Head downstairs to discover a vibrant game area designed for endless entertainment! There is truly something for everyone, featuring a full-sized pool table, a classic foosball table, and two arcade consoles with hundreds of games to choose from. For the ultimate cinematic experience, retreat to the private movie theater, complete with four plush leather recliners, a large collection of DVDs, and a giant flat-screen TV. This space also doubles as a cozy sleeping area, featuring a comfortable sofa with a trundle that easily converts into two twin beds—perfect for late-night movie marathons and relaxing stays.

FOURTH OF JULY ROOM: Downstairs, King, Sleeps 2
Feel the sparks fly in our vibrant, patriotic-themed suite, complete with festive American flags and classic Americana decor. Located on the lower level for easy access to the game room, this retreat features a luxurious king-size memory foam mattress, a cooling ceiling fan, and a 42-inch Roku TV. Guests will love the convenience of the private en-suite bathroom, which includes a relaxing oval soaking tub and shower—the perfect place to unwind after a day of mountain adventures. 

BUNK ROOM: Downstairs, Twin over Full Bunk, Sleeps 3
Tucked just off the lower-level game room, this cozy log-cabin nook features a charming twin-over-full bunk bed, perfect for kids or extra guests. While it's adjacent to the game area, a curtain provides easy privacy while keeping you close to the action. This space even hosts one of our arcade machines, making it a fun, dedicated retreat for the young at heart. 

LIVING ROOM: Upstairs, Queen futon sleeps 2

POOL TABLE ROOM: Downstairs, Queen futon sleeps 2

MOVIE THEATER ROOM: Downstairs, Twin day bed, with twin trundle underneath Sleeps 2 - This is a sofa during the day, and converts to two twin beds for sleeping.

Reservation Requirements

• Easy Booking & Payments: Secure your stay with a 50% deposit at the time of booking. The remaining balance is conveniently charged to your card on file 30 days prior to your arrival.
• Guest Capacity: We comfortably welcome up to 15 guests (with a maximum of 10 children or infants included in the total). The primary renter must be at least 25 years of age.
• Pet-Friendly Stays: We love hosting up to two kennel-trained dogs (under 50 lbs each). There is a $150 non-refundable pet fee. To keep our cabin pristine, please ensure dogs are kenneled whenever they are left unattended. We currently only accept dogs—no cats or other animals, please.
• Smoke-Free Interior: Our cabin is a strictly non-smoking environment. Guests are welcome to smoke outdoors, provided all windows and doors remain closed.
• Fully Stocked for Your Comfort: Just bring your suitcase! We provide everything you need, including fresh linens, plush towels, cozy blankets, pillows, and a completely equipped kitchen for your favorite meals.

Cancellation Policy

Full refund for cancellations 30 days or more from arrival.

For cancellations less than 30 days from arrival, no refunds or change of dates allowed.  You may add a night if available.

Access Information

• Check-In & Check-Out: Your stay begins at 4:00 p.m., and checkout is by 10:00 a.m. While our standard check-in is at 4:00 p.m., we may be able to accommodate an early arrival if the cabin is ready. If available, you will receive an automated text 24 hours before your stay with instructions on how to request this. Early check-in fees range from $50 to $100, depending on your arrival time. We are not able to guarantee early check-in more than 24 hours prior to your stay.
• Easy Keyless Entry:  We will email you a personalized 6-digit entry code seven days before your trip. Simply head straight to the cabin and enter your code into the electronic keypad on the front door.

Security Deposit Authorization

• Security Deposit Hold: On your arrival date, a $300 security authorization will be placed as a temporary hold on your credit card. This is not a charge; the funds are only used in the unlikely event of significant damages.  This hold will be automatically released within three days of your departure, following a successful checkout inspection.
